Map description
A tall, sturdy wall surrounds an expansive estate that takes up nearly half of the road space. Beyond the wall, one can see the stately Pokémon Mansion and the owner's prized garden behind it. This path weaves among deep puddles made by the unending rainfall. It is wet and miserable for Trainers. Route 212 (Japanese: 212ばんどうろ Route 212) is a route in south-central Sinnoh, connecting Hearthome City and Pastoria City. This route features Sinnoh's Pokémon Mansion.
In Pokémon Diamond and Pearl and Brilliant Diamond and Shining Pearl, the north gate, connecting with Hearthome City, is blocked off by a reporter and cameraman until the player visits Solaceon Town. In Pokémon Platinum, the pair will continue to block it off until the player visits Pastoria City.
Route description
Most of this route is raining, much like Route 119 in Generation III. Near the eastern end of the route is a house that has different people depending on the version. In Pokémon Diamond and Pearl, there is a woman who used to work in Hoenn's Weather Institute who will trade TMs for weather-changing moves for shards, while in Pokémon Platinum one of the three move tutors in this location, offering to tutor moves in exchange for shards. The route is also full of narrow paths suspended in the air. To get across them, the player has to ride a Bicycle over the narrow path. As the route approaches Pastoria City, the player may get stuck in the marshy areas.

Route 212 appeared in Hungry for the Good Life!, where Ash and his friends got caught in a violent rainstorm and were invited to take shelter at the Pokémon Mansion. During their visit to the mansion, Dawn befriended and eventually caught a Swinub.
In the manga
Pokémon Adventures
Route 212 first appeared in Suffering Psyduck, where Diamond, Pearl, and Platinum rested at the Pokémon Mansion for a night and met up with Cynthia.
In Besting Buizel II, Pearl did some training with Crasher Wake on Route 212, catching himself two new Pokémon, a Tauros and a Diglett, to assemble a full party in preparation for facing Team Galactic.

- The north-south then east-west directional layout of Route 212 is somewhat similar to Hoenn Routes 120 and 121.
- On January 4, 13, 15, 21, and 28; February 2, 3, 9, 10, 19, and 29; March 3, 14, 18, and 30; April 1, 7, and 22; June 1, 2, 6, 7, 11, 12, 16, 20, 21, 22, 26, 27, and 28; July 4, 10, and 23; August 12 and 26; September 1, 3, 7, 8, 11, 13, 18, 19, 23, 28, and 30; October 13; November 9 and 19; and December 1, 14, 23, and 30, the southern part of Route 212 will have a strong rain.
- On January 6, June 8, June 29, September 2, September 29, December 24, and December 31, the southern end of Route 212 will experience a thunderstorm.
- This is similar to Route 119's weather, though Route 119 is on a four-day cycle whereas Route 212 is not.
- This is the longest route in Sinnoh, being seven blocks large on the Town Map. This is only if Seabreak Path is not considered a route, as it is eight blocks long.
- The south section of Route 212 won't have rain on May 1 in Diamond and Pearl.
- The southern of Route 212 won't have rain on April 30 in Platinum.
